One of the biggest things to understand is that Henry County is a smaller, more relationship-driven market.

          Inventory is typically lower, which means:

We don’t see the same “everything sells instantly” environment all the time, but we also don’t see major slowdowns across the board either.

Another big one is pricing based on what other homes are listed for instead of what has actually sold.

Holding off on updates because “the buyer will want to choose” usually backfires. Most buyers prefer something neutral and move-in ready over a project.

 

For Buyers

The biggest mistake right now is waiting too long on a good home.

Buyers have a little more breathing room than they did a couple years ago, but the well-priced, move-in ready homes still don’t sit long.

I also see buyers assume everyone will negotiate. Sometimes that’s true, but not always, especially on homes that are priced correctly.

Homes that need work are taking longer to sell unless they are priced accordingly, and buyers are being more selective about where they’re willing to spend.
